What makes our listing program so special is that we provide the means to advertise your property on the Multiple Listing Service (MLS) and the Internet's #1 real estate website Realtor.com for a flat fee of only $249 for a six month period.
MyMlsSource.com is the “Flat Fee” arm of Full Service real estate companies around the country. What this means is that in addition to displaying your home on the MLS and Realtor.com, we have active real estate agents promoting your listing to buyers they are working with as well as using all efforts to try and find a buyer. Most of our competitors do not have these resources. We do not simply list your home and walk away. You hire us to help you sell your home and that is what we aim to do. Since we are part of a Full Service listing business, we have the ability to provide you with any services you need such as open houses, preparing market reports, designing and mailing postcards, designing brochures, setting up virtual tours, providing property signs and info tubes, providing a lock box, etc. and the list goes on and on. Other benefits to our program include:
1.) We allow you to choose the commission amount that you would like to offer to entice Realtors to work harder on the sale of your property.
2.) If you find the buyer then no commissions are due.
3.) We will provide you with a personalized web page featuring details of your home and five pictures. This web page is automatically created when you sign up for our program and the link is emailed to you. Your contact information is listed on this web page and you may direct potential buyers to this web page or email the link to them. View a sample of your web page by clicking HERE.
4.) Your home will be randomly showcased in our Featured Home section on our Home page.
5.) You will receive a listing on Realtor.com. To view a sample click HERE.
6.) We will provide you with a licensed Realtor as your contract person and this person will help set up showings of your property, aid in contract review as well as assist in the closing process. Unlike other Flat Fee or For Sale By Owner programs, you receive expert advice from a state licensed Realtor as opposed to someone sitting in a call center that does not understand the real estate market, laws and/or procedures.
7.) We can also assist in the search for a new property, 1031 tax deferred exchange, etc.
Also remember that not all Flat Fee or For Sale By Owner programs will list your home on the MLS and Realtor.com or provide the standard services that we provide. As the saying goes, “You get what you pay for” so make sure you know what you're getting when you sign up for a Flat Fee or For Sale By Owner program.
Question: Why should my property be listed on the MLS?
Answer: Your property will be on display to your local real estate brokerage community. According to the National Association of Realtors, most real estate transactions involve the use of a Realtor. When a Realtor is representing a buyer, that Realtor will search the MLS to find properties for sale and will present these properties to the buyer that he/she is working with. If your property is not listed on the MLS, then you run a very high risk of your property being overlooked for a possible sale.
Question: Why use Realtor.com?
Answer: Realtor.com receives over 6.6 million visitors each month. These visitors represent potential buyers from all over the world and provide you with additional exposure locally, nationally and internationally.
According to the National Association of Realtors, homebuyers are 5 times more likely to find their new home online rather than in the newspaper.
How does the Flat Fee/Commission Structure Work?
As you know, offering a commission provides incentive for Realtors to work harder in finding you a buyer. Traditional real estate companies charge as much as 7% of the sales price to sell a property. Typically, they offer 50% of the commission to the Realtor representing a buyer.
Our structure is designed to provide more incentive for the Realtor that finds the buyer for you. Should you decide to offer a commission, 70% (not 50%) of the commission will be provided to the Realtor that finds you a Buyer. Therefore, you could offer a much lower commission and the Realtor representing the Buyer would receive nearly the same as if they were receiving 50% of a much higher commission amount.
We are discounting our side of the commission in an effort to help you save your hard earned profits. Even if you save 2% it may be a substantial saving. For example, 2% of a $250,000 home represents $5,000 in savings. This optimal commission structure provides adequate pressure for all Realtors, including us, to secure a buyer for you as quickly as possible.
